KHP Group is a residential property developer operating in South West England. We specialise in the conversion of heritage, and often listed, buildings; bring them back into use and creating high quality housing.

Project Management

Our skilled and experienced team have many years of project management expertise between them and we are focused on delivering our developments on time and on budget. By keeping a close eye on a project, we are able to forecast problems and propose innovative solutions even before they become an issue. This helps us keep projects on track, manage sub-contractors and keeps any disruption to a minimum.

Interior Design

Our in house interior designer specifies all layouts and finishes meaning each home will have high quality, modern fittings that complement the building and the lifestyle of the owner.


Philip Bailey Architects (PBA) provide architectural and surveying expertise in house. Having a professional and experienced architect involved from the planning and design stage through to construction means our developments make the best use of the space available as well as sympathetically converting heritage and listed buildings. It also means any issues that arise throughout the life of the project are value-engineered.

PBA certify projects for mortgage purposes, so that any refinancing of a project is assured.

Our team

Murat Haykir, Director

After leaving Lloyds Bank graduate scheme, Murat went to work for HSBC as a Project Manager on global regulatory change initiatives, all the while investing in property on the side. He left the banking world in 2016 to jump into property full-time and has a portfolio of HMOs and serviced accommodation units and runs a lettings agency for HMO room lets and serviced accommodation. Murat’s focus for KHP is sales & marketing, investor relations and securing new deals.

James Yorke, Director

James studied Construction Management at Plymouth University and then joined a nationwide construction company.  In 2010, he refurbished his first investment property and now has a portfolio of HMOs and a lettings agency business. James manages the projects for KHP, ensuring a competent supply chain is appointed to deliver the schemes on budget and on time with the health and safety agenda being paramount.

Philip Bailey BA hons Dip Arch RIBA, Director

Phil is a RIBA certified Architect, with experience in working with historic and heritage buildings. He has a property portfolio and has run his current practice for over 30 years, working extensively with private companies and housing associations, on conversions and new build projects. He is also a CDM principal designer and provides Mortgage Certification for purchasers. His focus for KHP is identifying and unlocking the design potential in land and unloved buildings.

Xylina Bailey, Director

Xylina is a professionally qualified HR Consultant.  She started her property portfolio in 2003, with a single let and now has other lets, HMOs and serviced accommodation units.  Her interest is in buildings built before the mid 20th century, with experience gained in watching her father build the family home and then restoring her own period properties.  Her focus is providing internal design schemes for all KHP projects, sales and marketing and the HR agenda.

Kiel Bailey, Director

Kiel’s degree is in building surveying, specialising in timber frame buildings. Having worked for an architect’s practice for over 10 years, his focus for KHP is in the drawings and construction detail, putting together specifications, and monitoring on-site productivity, quality and cash flow. Kiel has his own property portfolio, including HMOs and serviced accommodation units.

Dan Jevons, Architectural Design Assistant

Dan supports Phil and the rest of the team in both detailed architectural design drawings and specifications, as well as a range of broader design work for KHP.

Catherine Atwell, Acquisitions Project Manager

Catherine’s primary focus is on sourcing new projects for KHP, meeting with vendors, local agents and engaging expert consultants during detailed due diligence.

Mike Green, Finance Assistant

Mike supports Kiel in ensuring all of KHP’s financial records are up to dates, we make all payments on time and we can accurately predict our future cashflow requirements for all projects and for our group companies.

Victoria Tomlin, Sales and marketing manager

Prior to joining KHP, Victoria had worked as an accounts manager at a finance company for 12 years. She was initially recruited to KHP as office administrator but it was quickly identified she could take on more and so her more in-depth role as sales and marketing manager was confirmed after only 6 weeks. Victoria has also been studying for her AAT qualifications having reached Level 2 Part 1 before the exams were put on hold due to the pandemic.

Tom Fenton MCIOB, Development Manager

Tom is a Chartered Construction Manager with a degree in Construction Management & the Environment from Plymouth University. He is an experienced Project Manager having worked for both national and regional contractors on a range of commercial and residential projects via new build and refurbishments. Tom’s focus is Programming, Health & Safety, Quality and Commercial Management delivering successful projects on time and on budget for KHP.
